Located on the east side of the island the property is part of the historic Park Estate. Just inside the impressive entrance gates lie the historic ruins of a sugar mill building. These impressive remains testify to the areas long history and historical structures are quite uncommon in the Caribbean. This poses an opportunity to enhance and draw on this rich history, adding a fascinating historical note to the property.


Tucked into the headland with a glorious sense of "away from it all", but still with easy access to Crescent, Spring and the Harbour. Park Bay House offers all this privacy without being too isolated; an easy ten-minute drive takes you to the restaurants and shops in town, and one of the finest restaurants on the island is just a short walk from the house.

Comfortable Living Space Opening on two Sides to the Veranda


The living area is cool, elegant and finished in a classical colonial style. The windows are wide and offer maximum light into the property as well as breathtaking views over Park Bay and the Grenadine Islands. The seating, upholstery and fittings have all been selected for elegance and comfort.


Lovely Refreshing Kitchen and Dining Area


The kitchen is lovely and bright, and very well equipped with all you will need to prepare meals. Large doors open from the inside dining area onto the beautiful veranda surrounding two sides of the house. The dining and kitchen areas are cooled by the windward sea breezes and provide the perfect place to enjoy local fish, fruits and vegetables.


Space and Grace


This extensive house can sleep up to 12 guests so the perfect place for a wedding party or large group holiday. The four bedrooms have lovely shuttered windows, comfortable beds dressed in cool, elegant bed linens and are all en-suite.


The rooms are large and an antique hand-carved four-poster king size bed currently sits beautifully in the master bedroom which also has an en-suite bathroom. The master bedroom enjoys stunning seascape views and doors opening directly onto the veranda. The second bedroom has beautiful mahogany twin beds.


For larger groups there's a queen sleeper sofa in the upstairs living room and a twin-size day bed in the downstairs living room - the property is spacious and relaxing even when fully occupied.


Two Bedrooms Downstairs with Easy Garden Access


The downstairs has a large living room with tiled floors. Wooden doors along the entire front wall open onto a comfortable shaded porch facing the sea. There are two bedrooms downstairs; one with two lounging areas and a sleeping alcove with a queen bed that faces the sea, and another bedroom facing the patio with two twin beds. A bathroom off the hallway completes the private and comfortable downstairs accommodations.


The lower master bedroom has a romantic alcove with twin beds that can be joined to form a king-width bed. The second lower bedroom has a queen size bed with an additional twin size day bed in the sitting area.

Park Bay House makes the most of its enchanting environment. The spacious rear courtyard, built from native stone, has a raised dining and barbecue area shaded by a beautiful hardwood arbor. The surrounding garden area is relaxing and sheltered, with a hammock strung under mature trees and the hushed sounds of the ocean waves. With a lovely large dining area and BBQ this is relaxing and sheltered.


Fixtures and Fittings


The property is entirely ready to go for onward rental or living in by new owners.


It is anticipated that the contents would be included with negotiation including all the furniture and fixtures. All beds are fitted with high-quality mattresses and fine linens, providing comfort and a relaxing environment for peaceful, rejuvenating sleep. There may be some smaller personal items and artworks that may be excluded from the sale.



Remodelling


The property location and spacious position lends itself to a complete remodelling; with 1.39 acres of gently sloping beachfront land. A Swimming Pool would be a wonderful addition to the property.

You would find the planning guidelines easy to work with, as building is fairly open provided the results are attractive and not high-rise: there are a breadth of styles to choose from. There are no restrictive covenants/local planning guidelines regarding developing the property further.
